When your thermostat reads 81 degrees and the AC has been running, something is wrong. It sounds obvious, but a lot of homeowners wait weeks before calling anyone - hoping it fixes itself. It doesn't. And the longer it runs without actually cooling, the harder it works, which usually makes the problem worse.

When we get a call like this, we start at the beginning. That means checking the thermostat, inspecting the air handler, pulling the panel, looking at the outdoor condenser unit - the whole system. We're not guessing. We're tracing the problem from source to symptom.

One of the most common things we find on calls like this is a coil that's completely caked in buildup. When the evaporator coil gets that dirty, airflow is restricted and heat transfer drops off. The system runs constantly, your electricity bill climbs, and the house stays warm. A heavily fouled coil is a textbook reason an AC stops keeping up.

We check the electrical side too - the disconnect, the breakers, the wiring at the unit. A lot of AC problems that look like refrigerant or mechanical issues actually trace back to something electrical that got overlooked. We'd rather find that on an inspection than have you pay for parts that weren't the real issue.

Every inspection we do comes with a straight answer. Here's what we found, here's what it'll take to fix it, here are your options. No pressure, no upselling, no vague explanations. Just honest work and clear communication so you can make the right call for your home and your budget.
